A bespoke, contemporary new build house in Lymm that is positioned on the garden plot of our client's existing property - a 19th Century Victorian villa that is locally listed.

The site also sits within a Conservation Area. Our proposal was to develop a design that maximises the potential of the plot and the south facing orientation, with a simple pallete of red brickwork and natural slate roof tiles to compliment the existing context and neighbouring properties. The form, scale and massing is a direct response to the setting and local vernacular, although with facade details and composition that clearly read as a contemporary, modern intervention along the street.

Our approach was to explore options for the most appropriate way of creating a new 3 bed home on the garden plot whilst still respecting the adjacent Victorians property and the distinctive character of Conservation Area.
The proposed scheme creates an L-shaped ground floor with interconnected spaces that overlook a courtyard garden. Working with the existing topography, we set the garden low into the site to reduce the building height and maintain privacy for our client.
The new building reflects the traditional form of adjacent dwellings when viewed from the street with contemporary brick and window details that still allow it to read as a 21st Century piece of architecture.
Through a series of model, drawings, sketches and 3D images we were able to work closely with the client to refine the proposals and ensure the design met all their requirements. Whilst simultaneously aligning with the local planning and conservation policies as stipulated by Trafford Council.
The elevations have been designed to present the house as a modern, contemporary dwelling that sits sensitively within the context and avoids any negative impact on its older neighbours.
The careful selection of materials and the overall approach to facade design allows the proposals to enhance the site in Lymm and is an example of how contemporary architecture can work successfully within a sensitive context such as a Conservation Area.
